Homeowners & Builders are required to review their project specific community design guidelines prior to beginning the design process. The Community Design Guidelines outline all neighborhood specific design requirements including, but not limited to, the size and massing of the home as well as materials that shall be utilized and provided.

The following list of materials and manufacturers are generally accepted selections by the ARC .

Homeowners & Builders are required to submit all material cut sheets and color selections to the ARC for review and approval prior to commencing work. Each lot located within the NACCCA community shall be reviewed separately, and it is the right of the ARC to modify the design standards on a case by case basis.

EXTERIOR LIGHTING GUIDELINES

1. Front Entrance:

a. Fixtures at the front entry to your home, either on the wall adjacent to the door, or as a ceiling mounted fixture in your entry porch, providing light at the main entry. These fixtures shall have upward shielding of the light source reducing glare and skyglow.

i. Permitted Locations: Exterior main entries, Entry porches.

ii. Controls: Photocell controlled for illumination from dusk to dawn.

2. Secondary Entrances:

a. Fixtures shall have upward shielding of the light source reducing glare and skyglow.

i. Permitted Locations: Secondary entries, garages, side porches, motor court walls, exterior walls, piers or as approved by the ARC on a case by case basis.

ii. Controls: Switched or timer controlled; (Timer Recommended)

3. Flood Lights:

a. Are permitted in the rear of the home only to provide security illumination with a light fixture that shields the lamp from view a minimum of 1 inch within the housing.

i. Permitted Locations: Permitted only on the rear areas of the home provided the light is contained within the property, without any light trespassing on adjacent properties.

ii. Colors: Fixture color shall match adjacent trim color.

iii. Controls: Switched or dimmed at locations; determined by owner.

iv. Prohibited Fixtures: Bare lamp holders without lamp shielding.

4. Yard Post Light:

a. A post light is community standard and is the essential component to the overall lighting strategy.

Permitted Locations:

  • Front Yard, special considerations may require two post mounted light fixtures at turn-around drives.

  • Drive Entrance: required adjacent to each drive entrance.

Controls:

5. Exterior Can Lights:

a. Shall consist of recessed downlights with the lamp recessed into the fixture above the trim ring a minimum of 2 inches, providing shielding of the lamp source. Dropped lens, flush lens or eyeball type trims are prohibited.

i. Permitted Locations: Covered porches and covered entryways only.

ii. Control: Recommended control by switch or dimmer.

iii. Prohibited Locations:

1. Soffits.

2. Any location higher than 15 feet above the ground level.

*NACCCA ARC recommends homeowner/ builders seek the assistance of a designer to help with the proper finish, size and scale of all exterior fixtures in relation to the homes design. Study the design and proportions carefully.

LANDSCAPE LIGHTING

1. Pathway & Landscape Ground Lights

a. Pathway lights shall be low voltage fixture with a shielded lamp source producing a downward/pathway illumination only. Mounted on a stem with a maximum height of 18 inches above ground or pathway. LED lights are permitted.

Permitted locations

1. limited to secondary paths at sides and rear of homes

2. may be considered by ARC on a case by case basis

Control

1. Controlled by a time clock that turns off at night

2. “airport runway” appearance prohibited

Tree Accent Lighting

a. Adjustable low accent lights with a shielded lamp source. LED lights are permitted.

b. Permitted locations

i. Permitted with special consideration by the ARC on a case-by-case basis

ii. Rear yards only

iii. Prohibited for frontage trees

iv. Mounted within 24” of tree trunk

v. Shall not be mounted outside the tree canopy

vi. Aimed to softly illuminate canopy and/or trunk

c. Control by a time clock that turns off at night

Façade Lighting

a. All landscape lighting will be reviewed/ approved on a case by case basis by the ARC.

b. Permitted locations

i. Front or street side elevations along with corners

ii. Mounted within 36 inches of the façade, 4 to 5 feet on center

iii. Aimed up to lightly illuminate the façade

c. Control by a time clock that turns off at night

4. Soffit Lights

a. Soffit lights shall consist of recessed downlights with the lamp recessed into the fixture above the trim ring a minimum of 2 inches, providing shielding of the lamp source.

i. Dropped lens, flush lens, or eyeball type trims are prohibited

ii. Recommended that open non-lensed fixtures be used so bugs will not collect within fixture.

b. Permitted locations

i. Covered porches and covered entryways only

ii. Recessed downlights not permitted in any location higher than 15 feet above ground level.

c. Control

d. Recommended control by switch or dimmer. 

DECKING

1. Surface Material:

a. Horizontal walking surfaces can be constructed of any approved material.

c. All elevated decks are required to:

SOLAR PANELS

1. Solar Panels are permitted with conditions:

a. Solar panels must be completely screened from street and neighboring views.

LANDSCAPE & HARDSCAPE

1. Utilities, Playsets, Play Equipment & Screening:

a. All satellite dishes, utilities, meters, AC units, generators, heat pumps, etc. must be fully screened from street and neighboring views with evergreen vegetation.

b. Satellite dishes are not permitted to be attached to the home in any way. They must be post/pole mounted and in the ground. They cannot be in the front yard, only side and rear yard with proper screening.

c. All garages must be fully screened from street and neighboring views with evergreen vegetation at least 6’ tall (not including the lead) and touching at the time of planting.

d. All playsets and other recreational permanent structures must be fully screened from street and neighboring views with evergreen screening.

e. All permanent basketball hoops (portable basketball hoops are not permitted) must be screened with evergreen screening.

2. Standard Community Features:

a. The community standard mailbox and yard light(s) are not permitted to have mulch beds at the base and/or vegetation planted around them.

b. Street trees are not permitted to have any plantings in the tree ring mulch bed.

c. Sidewalks are the responsibility of the homeowner to maintain.

3. Driveways:

a. The appearance of driveways and entry courts should be consistent throughout the neighborhood. Driveways shall be made of a durable material. Suggested materials are brick, dark color concrete pavers and asphalt with controlled edges and rolled-in stone topping.

b. Driveways shall be limited to one lane width (12 feet) where joining the street and between the Lot Line and the Building Line, but may then be widened to provide a comfortable turn-around area with adequate space for guest parking.

4. Entry Courtyards

a. Entry courtyards shall be limited to the Front Yard area of the Site.

b. Recommended Materials

i. Brick

c. Courtyards should be screened from the Street and adjoining properties by walls and/ or plantings

c. Material to match the house (be extensions of the home)

i. Brick house, then brick to match the house.

ii. Stone house, then natural stacked stone to match the house.

7. Pools/Spas, Fountains/Ponds

a. All water features shall be located in the Rear Yard, within the Building Line of the Site, completely enclosed by fencing and screened from adjoining properties with evergreen vegetation.

b. All water features shall be in-ground construction.

c. The pool/spa/fountain equipment shall be within the enclosure and completely screened from the street and neighboring views with approved material.

d. Spas may be constructed as part of the house and shall be flush with adjacent surface.

e. Spas shall be completely screened from street and neighboring views by fencing or evergreen landscaping.

8. Service Courts

a. Service courts shall be provided to shield certain outdoor facilities from neighboring properties, including:

i. air conditioners/heat pumps

ii. garbage cans and carts

iii. irrigation controllers and meters

iv. All such facilities on a Site shall be enclosed within a service court which is attached to the house, entirely enclosed by a privacy wall or fence being a minimum of four feet high

v. Service courts shall be located away from the bedrooms of adjoining residences where possible

vi. They may be located in Side or Rear Yards, but not in the Front Yard
